Once you have selected a property you wish to purchase, we will assist in
advising a negotiating strategy and prepare a contract of purchase for
presentation to the listing agent, attorney, or seller, whichever is most

Once you have placed a property under contract, we will work toward having
the sale close as smoothly as possible.
Our efforts don't stop when the contract is executed. Our clients don't stop
hearing from us just because the property they want is placed under
contract. Rather, our work is far from over. We will make sure that all of
the contract's contingencies are met, including home and pest control
inspections as well as financing contingencies. We will cooperate with your
attorney to insure that an accurate settlement statement for closing is
produced and that a convenient place and time for closing is arranged.
Also, we will arrange for a pre-closing inspection of the property that you
are purchasing to insure that its condition has not changed and that all
property contingencies have been completed.
